Property Management

 

We offer monthly Property Management to Homeowners and Investors that prefer not to be involved with the day-to-day operations of the rental home.  This may be due to the owner being located a good distance from the property and makes it difficult to provide services to the tenants.  This may also be due to the owner not wanting to be directly involved with the tenant.  It is a fairly known fact that tenants will try to take advantage of homeowners who manage their own properties.  A third party Property Management company such as Keystone Real Estate insures that the lease contract is properly adhered to.

Many Property Management companies charge a percentage of the rent collected as their fee for services.  We feel that management services for a home renting for $1,000 per month is basically the same as a home renting for $2,000 per month.

We Make Sure the Tenants Understand the Lease

 

We spend an extensive amount of time going through the lease contract and amendments with the tenant to make sure that they have a clear understanding of their responsibility in complying with the contract.  We quickly communicate with the tenant when there appears to be any deviations from the contract.

 

We Are On Call 24 Hours a Day

 

We monitor our service phones 24 hours a day.  We generally reply to any call within a one hour call-in time.  

 

We Are In Constant Contact With Tenants

We send important communications to tenants including payment reminders, late payment notices, notices of when HVAC filters need to be changed, lease terminations and much more.  The communication with the tenants makes sure that the rents are paid timely and the property is properly taken care of.

 

 

We Inspect The Home Two Times Each Year

 

We require tenants to change the HVAC filters in the months of April and October.  We arrange and inspect the home in the months of May and November.  These months are the season change months and we check to make sure either the air conditioning system or the heating system is working properly.  We check to make sure the filters have been changed as scheduled.  We also check to make sure all the other systems are working properly (plumbing, lighting, stove/ovens, refrigerators, etc.).

 

We Arrange Maintenance of the Home

 

We require the owner to maintain a balance of $250 in escrow for all emergency maintenance repairs.  Georgia state law prohibits us from making these types of repairs if we do not have the funds on hand.  Any repairs above $250 requires owner funding and funding prior to repairs being made.  Any repairs that are due to fault of the tenant are charged back to the tenant.  

We have an in-house maintenance staff that performs many of the repairs at a reasonable cost.  We also have highly qualified vendors that we have vetted and work with for repairs that can not be performed by in-house staff.

 

We Collect the Rent From the Tenant

 

We send a reminder email of rent coming due to the tenants five days before the end of the month.  Rent is due on the first of the month and is considered late after the third of the month.  We send the owner a check and statement after deducting our management fee and any other fees to replenish the maintenance fund around the 10th of each month.
